A practical seven-point checklist for comparing facilities, avoiding surprises and choosing a unit that fits your belongings, routine and budget.

Start with the items, not the room

Before comparing facilities, make a simple list of what you plan to store. Group the items into boxes, furniture, luggage, equipment, documents and anything fragile or sensitive. Add rough dimensions for bulky pieces and note what you may need to retrieve regularly. This prevents two common mistakes: choosing a unit that is too small to use comfortably, or paying every month for empty space.

Choose a location that fits your routine

The nearest branch on a map is not always the most convenient. Consider the journey from home or work, traffic at the times you expect to visit, nearby rail or road access, parking and the route from the loading point to the unit.

Check access and staffed hours separately

“24-hour access” usually means existing customers can reach their units at any time. It does not necessarily mean reception is staffed all day. Ask how entry works, whether access applies every day and when staff can help with contracts, deliveries or moving questions.

Look beyond one security claim

Ask how the facility manages entry, CCTV, lighting and individual unit locks. Confirm who can access your account and what happens if a card, code or key is lost. Good security combines the facility’s systems with your own inventory, packing and lock practices.

Match room conditions to your belongings

Standard storage can suit many clean, dry household and business items. For belongings that may be sensitive to heat, ask whether an air-conditioned option is available and what conditions it is designed to maintain. Always clean and dry items before packing and avoid sealing moisture inside.

Compare the total quotation

Do not compare only a headline monthly price. Check the unit size, minimum term, deposit, administration charges, lock cost, insurance, taxes, access charges, moving costs and promotion conditions. Ask what the price becomes when a promotion ends and how much notice is required to change or end the rental.

Read the storage rules

Facilities generally prohibit illegal goods, hazardous chemicals, flammable or explosive materials, perishable food and living things. The exact list and insurance exclusions should appear in the rental terms. Disclose valuable, fragile, irreplaceable or unusual items and obtain written confirmation before storing them.

Visit or request current visuals

A visit lets you check cleanliness, lighting, corridors, lifts, loading access and the actual route to the unit. If you cannot visit, request current photographs or a video of the available unit and shared areas, not only general marketing images.
